The Estates of Ellwood is a 118 unit Townhouse complex in Abbotsford. Poor designing and detailing of cap flashing connections, floor drains and railing mounts on the balconies during original construction allowed water leakage into the structures, causing considerable damage. We re-designed the balconies to eliminate all of these details. By allowing free drainage off the edge of the balconies and providing new face mounted railings, the balconies are now virtually maintenance free. To reduce costs, the original clear glass of the railings was re-used, with new obscure glass provided in the lower sections to retain some of the privacy that the stucco clad upstand walls provided.
